Insurance - Master Policy and Owner Policies

What type of coverage should I have on my townhome (owner)?

Each unit owner should be carrying condo insurance with coverage for sewer/water backup and additional coverage for any improvements that have been made inside their unit.

What is Covered Under the Master Policy?

Emergency claims against the master policy (refer to the Gables Bylaws Article 12 for those limited items covered by the master policy) must be directed to a member of the board of directors.

A copy of the Master Policy is available to any owner upon request to our management company.

Working Together

The Gables Association pays the premium for the master policy out of the monthly dues paid by unit owners, excessive or "nuisance" claims will increase premiums, jeopardize renewal and likely result in increased monthly fees for us all.

1. Each unit owner is required to be in compliance with our bylaws by carrying a personal HO6 Unit Owner Policy that provides for $5000 building coverage, all other coverages are at your own personal preference.

2. Send a copy of your HO6 policy to our property manager Pat Bates or instruct your insurance agent to add the Gables at Columbia Condominium Association, 5525 Twin Knolls Road, Suite 326, Columbia, MD 21045, and your insurance agent will automatically send a copy to our property manager.

3. Anytime an insurance claim of $5000 or more is submitted, a special meeting of the Gables board will be called, in accord with our bylaws, and a special assessment will be levied to each unit owner to cover the Gables cost of each claim.
